Phase I Environmental Site Assessment <br />Riverside Conoco <br />1350 Myers Avenue <br />Batesville, Arkansas <br />7.0 INTERVIEWS <br />7.1 Property Owner and Occupants <br />PMI spoke with Mr. Bob Stroud, owner, who was able to provide historical <br />information on the subject property. Mr. Stroud reported that his family has owned <br />the property for approximately 60 years and that before that it was a portion of a <br />county lot used for parking vehicles and equipment. He reported that he could <br />remember tearing down a fence but didn't remember a building being on the site. <br />Mr. Stroud also reported that the nursery/florist adjoining the subject property to the <br />west had been there for approximately forty (40) years (consistent with aerial imagery <br />of the site). <br />7.2 State and Local Government Officials <br />PMI contacted the Batesville Fire Department on December 8, 2022. The Batesville <br />Fire Department reported to have no records or knowledge of releases or fires at the <br />subject property in the last 30 years. <br />8.0 DATA GAPS <br />PMI was unable to identify specific use of the subject property since its earliest <br />development utilizing standard historical sources. Aerial photographs of the subject <br />property show some development as early as 1963. Whether that development is <br />commercial or residential cannot be determined. This gap was closed through an <br />interview with the current owner, Mr. Bob Stroud, who reported that it was a county <br />parking lot for parking vehicles and equipment. <br /> <br />No significant data gaps were encountered during the preparation of this Phase I ESA <br />report. <br />9.0 FINDINGS AND OPINIONS <br />This Phase I ESA, which is based on the visual site inspection, owner interview, and a <br />review of available regulatory and historical records, has revealed one (1) recognized <br />environmental condition (REC) in connection with the subject property. <br /> <br />REC <br />The subject property is a retail gasoline service station with two (2) underground <br />storage tanks containing petroleum products.
